Roof Repairs

Leicestershire & Derbyshire

Roof repairs, flat roofing and storm damage across Leicestershire and Derbyshire. Leaks traced to the actual cause, tiles and flashing put right, and the gutters and fascias sorted while we are up there.

A Roof Problem Never Stays the Same Size

Most roof work we get called to could have been a smaller job a few months earlier. Water that gets past a slipped tile does not stop at the tile — it finds the felt, then the timber, then the ceiling below, and by the time there is a stain on a bedroom ceiling the repair involves more than the roof.

We trace the leak to where it is actually coming from rather than the nearest likely-looking spot, because water travels along a rafter before it drops. Then we tell you honestly whether it is a repair or something bigger. Where a repair will hold, we will say so.

What We Cover on Roofs

Repairs and replacements for pitched roofs, flat roofs and everything at the edges

Slipped & Broken Tiles

Tiles and slates refitted or replaced, and the reason they slipped dealt with rather than just the tile.

Leak Tracing & Repair

Finding where water is actually getting in, which is rarely directly above where it shows up inside.

Flashing & Chimney Work

Lead flashing, chimney abutments and the joints around them, which is where a great many roof leaks start.

Flat & Felt Roofing

Garages, extensions, dormers and outbuildings, stripped back to sound decking and recovered properly.

Storm Damage

Made safe quickly after high winds, then repaired properly once the weather allows.

Ridge & Verge Repointing

Failed mortar on ridges and verges repointed before the tiles beneath it start to move.

Roofline Repairs

Overflowing gutters, sagging runs, leaking joints and soft fascia timber repaired or replaced. Routine clearing is gutter cleaning, which we do separately.

Outbuilding & Garage Roofs

Sheds, garages and garden buildings, where a cheap recover now avoids replacing the whole structure later.

Who We Help

Roof and roofline work for homes, rentals and commercial premises.

Homeowners

Homeowners with a leak, a slipped tile or a gutter running over that has started to mark a wall.

Landlords & Letting Agents

Landlords keeping roofs watertight, where a small leak turns into a damp claim over a winter.

Businesses & Commercial Properties

Flat roofs over shops, units and offices, where a leak stops trade rather than just annoying someone.

Property Managers

Managed properties needing roof problems assessed, photographed and priced before work starts.

Why Choose Precision Property Works for Roof Repairs?

Honest assessment, proper repairs, and no pressure to replace what does not need replacing

Completed felt roof, laid flat and trimmed at the edges
  • We Find the Actual Leak

Water runs along timber before it drops, so the wet patch inside is rarely under the hole. We trace it properly.

  • Repair Before Replace

Where a repair will hold, we say so. Replacing a roof that had years left in it is money you did not need to spend.

  • No Scare Tactics

You will get a straight answer about what is wrong and what it needs, with photographs of what we found.

  • Quick When It Matters

Storm damage gets made safe fast, then repaired properly once conditions allow rather than bodged in the rain.

  • The Follow-On Work Too

Water damage rarely stops at the roof. We handle the plastering and decorating underneath as the same job.

  • Priced Before We Start

A fixed price once we have seen it, so the bill at the end is the number you already agreed.

How We Work

Straightforward roof repairs, priced before anything starts

  1. Step 1

    Call or Send a Photo

Tell us what you are seeing. A photo of the stain inside and the roof outside usually tells us a lot before we arrive.

  2. Step 2

    We Find the Cause

We look at the roof properly and trace the leak to its source rather than guessing from the damage inside.

  3. Step 3

    A Fixed Price

You get photographs of what we found and a fixed price to put it right, with the options explained.

  4. Step 4

    Repaired and Cleared Up

The repair carried out, the debris taken away, and anything damaged inside made good if you want it done.

Roof Letting Water In?

Send us a photo and we can usually tell you how serious it is before we come out.

Roof Repairs — Frequently Asked Questions

Can you tell what is wrong from a photo?
Often, yes. A photo of the stain inside and one of the roof outside usually tells us whether it is a slipped tile, failed flashing or something at the roofline, and that means we can give you a realistic idea of cost before anyone comes out.
The leak shows up in one place — is that where the hole is?
Usually not. Water gets in at one point, runs along a rafter or the underside of the felt, and drops somewhere else entirely. That is why we trace it to the source rather than patching directly above the damp patch, which is how the same leak comes back.
Do I need a whole new roof?
Far less often than people are told. Most of what we see is a repair — tiles, flashing, ridge mortar or a section of flat roof. Where a repair will hold we will say so, and where it genuinely will not we will explain why with photographs of what we found.
How quickly can you deal with storm damage?
We prioritise making it safe and watertight quickly, then carry out the proper repair once conditions allow. Repairing a roof in a gale is neither safe nor lasting, so the two stages are deliberately separate.
Can you fix the damage inside as well?
Yes. Water damage rarely stops at the roof, and we handle the plastering, ceiling repairs and decorating underneath as part of the same job rather than leaving you to find someone else once the roof is sorted.
